Choose the right method

Modern Method of Auction

Our most popular route. A fixed timescale (around 56 days) opens the sale to mortgage buyers as well as cash — combining the transparency of online bidding with the flexibility of a normal sale, and far fewer fall-throughs.

Traditional Auction

The quickest, most certain route. Contracts exchange the moment the auction ends, with completion typically inside 28 days — best suited to investment or refurbishment properties and cash buyers.

How it works

The auction process

Pricing strategy

We agree a reserve (the minimum you'll accept) and a starting price designed to drive interest and keep you in control.

Getting prepared

We prepare photography, the EPC and the legal pack, and complete ID and property checks so everything's ready to go.

Pre-auction marketing

We market hard while the pack is prepared, generating exposure, interest and viewings — the more competition, the better the price.

Go live

Once the pack is ready, we set your auction's start and end dates and bidding opens.

Bidding

Registered buyers bid within the timeframe. A late bid extends the timer briefly so everyone has a fair chance and the price is driven up.

Sold

With a bid at or above your reserve, the sale is agreed and the buyer pays a reservation fee — committing them to the purchase.

Completion

The buyer completes within 28 or 56 days depending on the method, with our team guiding it through to the finish.

A non-refundable buyer reservation fee is payable to secure the property; the amount and terms will be confirmed as part of your auction agreement.
